This website belongs to Live Local Act Consultant Sunrise, based in Sunrise, FL. By reading it, you agree to these terms. If you do not agree, please stop using the site.

The site is informational. It explains the Live Local Act filing work we do for property owners and developers. Nothing here is a contract to do work for you.

General Information, Not Advice

We write our pages to be accurate and useful, but the rules behind Live Local Act exemptions, FHFC certification and the county DR-504AFH form change over time. Deadlines and forms can shift from one year to the next.

Read what you find here as a starting point. It is not legal, tax or accounting advice, and it does not replace a conversation about your own property.

What a Phone Call Covers

The only way to reach us is by phone at (954) 833-4602. A first call can get you a free eligibility check or a free savings estimate. Both are based on what you tell us at the time.

A free check is our honest read of where you stand. It is not a promise that a property will qualify or that an exemption will be approved. The Florida Housing Finance Corporation and the county property appraiser make those decisions, not us.

Paid Work Is Agreed Separately

If you decide to hire us for filings, recertification, resident income verification or ongoing compliance support, we will agree on the scope and terms with you directly. Those terms govern the work, not this page.
