Live Local Act Consulting in Sunrise and Nearby Cities
We work with apartment owners and developers in Sunrise and the cities around it. Most of our work happens by phone, by video or at our office. So where your property sits matters less than getting each filing right and in on time.
Cities We Cover
Our base is Sunrise. Most weeks we are working on properties in Plantation, Lauderhill, Tamarac, North Lauderdale and Lauderdale Lakes. We also take on buildings in Roosevelt Gardens, Fort Lauderdale, Coral Springs, Pompano Beach and Davie. You do not need to drive in. We can go through rent rolls, leases and past filings with you on a call or a video meeting, and you can come by our office if you would rather sit down in person.
Before we suggest anything new, we look at what you already have. If your FHFC certification or last year's DR-504AFH filing has a gap we can fix, we fix that piece and keep the rest. If the setup cannot meet the rules for the current year, we say so plainly and explain why starting a fresh application makes more sense. That way you are not paying to redo work that still holds up.

What Stays the Same Across the Area
One county office
Every city on our list is in Broward County, so exemption filings go to the same property appraiser's office. The forms, the review steps and the follow-up questions look the same in Davie as they do in Pompano Beach. We plan your file the same way wherever the building is.
Yearly deadlines
Florida property tax exemptions run on a yearly cycle, and the DR-504AFH is generally due to the county by March 1. Your FHFC certification needs to be in hand before that. We map out both dates early, so nothing gets rushed in February.
Income limits change
Rent and income limits are tied to area median income figures that are updated every year. A unit that qualified last year can slip out if rents rise faster than the new limits. We check your rent roll against the current numbers before anything is filed.
Resident turnover
Resident income has to be verified for every unit you claim. Rental buildings across the area see steady move-ins and move-outs, so new residents need their paperwork checked before the next filing, not after. Our resident income verification and ongoing compliance support keep that from piling up.

Not Sure Your Building Qualifies
Tell us the city, the unit count and your current rents. We will go over it with you on the phone and give you a straight answer, plus a free savings estimate if it looks like a fit.
