About Our Live Local Act Work in Sunrise
We help owners of rental buildings in Sunrise claim and keep the Live Local Act property tax exemption. We work from our office, or by phone and video. When an existing filing can be fixed, we fix it. When starting fresh makes more sense, we tell you why.
Who we are and how we work
We are a small consulting shop that does one thing: the paperwork behind the Live Local Act exemption. That means the FHFC certification, the county DR-504AFH application, annual recertification and the income checks on residents in set-aside units. Owners and property managers call us when the forms pile up or a deadline gets close.
Most of the problems we see are not big ones. A unit count that does not match the rent roll. An income certification signed late. A rent figure above that year's limit. These can usually be corrected and sent back in. We would rather fix what you already have than throw out months of work.
Sometimes the honest answer is different. If the property never met the set-aside rules, or the unit mix has changed, patching an old file just pushes the problem to next year. In that case we explain what has to change and help you file it right.
What you can expect from us
A straight answer on eligibility
Before you pay for anything, we look at your unit count, set-aside units and rents. The eligibility check is free. If the building does not qualify, we say so and explain what would need to change.
Fix first, refile when it makes sense
If the state or the property appraiser flags a problem, we start by seeing whether a correction will do. A missing signature or a wrong figure rarely means starting over. When it does, we show you why.
Deadlines on a calendar
The county filing has a firm deadline each year, and the state certification has to be in hand before it. We track both so nothing slips.
Plain explanations
You get a short written summary of what we filed, what we found and what is due next. No jargon you have to look up.
Where we work
We are based in Sunrise and work with property owners across Broward County, including Plantation, Lauderhill, Tamarac, Coral Springs, Davie and Fort Lauderdale. Most of the work is forms, records and calls with the state and the property appraiser, so we can meet at our office or by phone and video. You do not need to drive in to get started.
