Ongoing Compliance Support in Sunrise

We keep your Live Local Act exemption in good standing all year. We track the deadlines, check rents and tenant income against current limits, and flag problems early. That way your property tax savings do not slip away over a missed form or an outdated rent roll.

What ongoing support covers

Getting the exemption is one job. Keeping it is another. Income limits and rent limits change every year. Tenants move in and out. Staff turn over. Any one of those can push a unit out of compliance without anyone noticing until the next filing.

We stay with you between filings. We look at your rent roll, your tenant files and your calendar on a set schedule. When something is off, we tell you what it is and how to fix it.

Our first move is always to fix what you already have. Most problems are a missing signature, a lease that renewed above the limit, or an income file that was never updated. We only suggest rebuilding your process when the same gap keeps coming back.

What's included

Deadline calendar
We map every date that matters for your property, including FHFC certification and the county DR-504AFH filing. You get reminders well ahead of each one, not the week before.
Rent limit checks
When new limits come out each year, we compare them to your current rents unit by unit. If a renewal would go over, we flag it before the lease is signed.
Tenant file reviews
We spot-check income certifications and supporting documents for set-aside units. Missing pay stubs, expired forms and math errors get caught here instead of during a review.
Unit mix tracking
We keep a running count of qualifying units at each income tier. If move-outs drop you near a threshold, you hear about it in time to lease the next unit correctly.
Staff questions answered
Your leasing and property management staff can reach us by phone or video when a tricky file comes up. A quick answer up front saves a correction later.

Signs you could use ongoing help

  • Nobody owns the calendar

If the filing dates live in one person's head or one old email, that is a risk. One vacation or resignation can mean a missed deadline.

  • Leasing staff changed recently

New staff may not know which units are set aside or what the current limits are. That is how over-limit leases happen.

  • Tenant files are uneven

Some files are complete and some are thin. Reviewers notice the thin ones.

  • Last filing was a scramble

If the last recertification took weeks of digging for documents, the records are not being kept up as you go.

  • You are not sure of your current unit count

If you cannot say today how many units qualify at each income level, you could already be short and not know it.

What affects the cost

Ongoing support is priced on the size of the property and how much work the records need. We give you the number before we start, and we explain what drives it. Your first conversation, including a free savings estimate, costs nothing.

Number of units

More set-aside units means more tenant files to review and more rents to check each year.

Condition of current records

Clean, organized files take less time. If the baseline review turns up a backlog, catching up adds to the first stretch of work.

How often we check in

Some owners want a monthly look. Others are fine with quarterly reviews plus filing season. The schedule sets the workload.

Number of properties

Owners with several buildings across Broward County often share one calendar and one review routine, which keeps the per-property work down.

How it works

  1. 1

    Free eligibility check by phone

We start with a call. We ask about your property, your current exemption status and how records are kept now. You get a straight read on where you stand.

  2. 2

    Baseline review

We go through your rent roll, set-aside unit list and a sample of tenant files. We write down what is in good shape and what needs fixing, in plain terms.

  3. 3

    Fix the gaps first

We work through the list with your staff, starting with the items that put the exemption most at risk. Most fixes are small and quick.

  4. 4

    Regular check-ins

After that we check in on a set schedule, plus around every filing date. We meet at our office or by phone and video, whichever suits your team. Before each annual recertification, your files are already in order.

Questions about ongoing compliance support

Do I need ongoing support if my exemption is already approved?

Approval covers one year. The exemption has to hold up every year after that. Rents, incomes and unit counts all have to stay within the rules. Ongoing support is how you keep last year's approval from becoming this year's problem.

Who have you worked with?

We work with owners and managers of multifamily properties of different sizes across Sunrise and Broward. The approach is the same: find the gaps and fix them before a filing.

What happens if you find a unit out of compliance?

We tell you right away and explain the options. Often it can be corrected, for example by updating a file or adjusting how the next lease is handled. If it cannot, we help you plan around it so the rest of the exemption is protected.

Does this replace annual recertification?

No. Annual recertification is the yearly filing itself. Ongoing support is the work between filings that makes recertification go smoothly. Many clients use both.

Do you work with properties outside Sunrise?

Yes. We work with properties in Plantation, Tamarac, Coral Springs, Fort Lauderdale and other nearby cities. Most of our work happens by phone and video, so distance is rarely an issue.
